2027 Housing for Everyone is an open, competitive financial-assistance grant program from the TD Charitable Foundation. It supports integrated programs helping low- to moderate-income renters achieve sustained housing stability through income growth, employment and career advancement, and accompanying services such as benefits navigation and financial coaching.
Individual grant award: $500,000 per selected organization. The $10,000,000 program pool funds 20 awards; it is not an individual award. Proposed project budgets must be at least $500,000. Activities must be achievable during a 12-month grant term and have measurable housing retention and income outcomes.
Eligibility: IRS-recognized 501(c)(3) public charities or eligible state/local government entities that are not private foundations, with programming in specified TD geographic market counties. Eligible states include portions of Connecticut, Delaware, Florida, Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, North Carolina, Pennsylvania, Rhode Island, South Carolina, Vermont, Virginia and the District of Columbia. County-level restrictions in the official 2027 guidelines control. Applicants must have demonstrated housing and workforce/income program experience and impact measurement. TD funding received during October 31, 2025 to September 30, 2026 is subject to an approximately $300,000 eligibility threshold; the guidelines and FAQ differ on whether the boundary is inclusive, so applicants at the boundary should confirm with TD.
Deadline: Tuesday, November 24, 2026, 4:00 p.m. Eastern Time. Submit one complete application through the official online application portal linked from TD. Late or incomplete applications are excluded. Supporting financial documents must meet TD instructions, including recent organization financial statements; a Form 990 alone does not substitute for required financial statements.
Restrictions: Ineligible proposals include standalone employment programs disconnected from housing retention, standalone rent subsidies or emergency relief, capital construction/acquisition/rehabilitation, advocacy or policy projects, general fundraising, research, and unrelated costs. Religious organizations and private foundations are among excluded applicants. No universal cash match percentage is stated in the reviewed guidance; applicants must comply with TD budget and documentation rules.
